Sino Land has applied to the Town Planning Board to rezone its property at 20-26 Staunton Street (about 50 metres from the Mid-levels Escalator) to allow the building of a 33-storey hotel.
This application follows a similar Sino Land application (Number A/H3/377) in 2007 to build a high-rise commercial building on the same site. The Town Planning Board rejected that application on 16 November 2007 for the following reasons:
- the development was incompatible to the planning intention of the present Residential (A) zoning
- the proposed bulk and intensity of the proposed building is inappropriate for the area
- the proposed car run/in run/out into the building and traffic safety & operation arrangements were highly unsatisfactory
- an undesirable precedent would be set for similar office/commercial developments to intrude into a residential neighbourhood
All these objections are still valid – and can be applied to the current application.
The Central & Western Concern Group argues that the entire SOHO area is within Hong Kong’s ‘Old City’ area dating back 160-years. Running from Tung Wah Hospital and Man Mo Temple to St John’s Cathedral and the Botanical Gardens, the area has a unique residential and entertainment ambience containing many heritage sites. Importantly, the Central Police Station Complex is about 100 metres from this application site and any future building developments near to this soon-to-be-renovated heritage site must be compatible and low-rise.
The Central, SOHO and Mid-levels areas are already highly built-up and suffer from chronic traffic intensity, lack of car parking and access problems, narrow footpaths, noise, lack of open space and green areas; and, trapped ground-level air pollution due to the ‘wall effect’ of high-rise buildings.
